Habitat for Humanity of Flathead Valley provides affordable mortgages for decent and affordable homes to low-income households within the communities of Flathead County, Montana. An affordable mortgage is 0% interest and includes property taxes, property insurance, and HOA dues, if applicable. The total mortgage payment will not exceed 30% of the approved homeowner’s gross income.

Families must demonstrate a significant need for improved housing, such as: 

  • Housing costs exceed more than 30% of your monthly income
  •  Your living conditions are overcrowded, unhealthy, or unsafe 

ABILITY TO PAY

In order to qualify for a Habitat for Humanity of Flathead Valley home, a family’s source of income must be steady and verifiable as well as meet the following requirements:

  • Family’s Gross Income must fall between 30% and 80% of Area Median Income for Flathead County based on Family Size.
  • Credit History reflecting no judgments or liens.
  • Financial ability to make long-term mortgage payments to include property taxes, property insurance, and HOA dues, if applicable.

WILLINGNESS TO PARTNER

To partner with Habitat for Humanity of Flathead Valley, you agree to:

  • Completing a minimum of 500 sweat equity hours. Sweat equity is your investment of time and labor with an opportunity to work alongside volunteers and other homeowners to build homes.
  • Receive a Certificate of Completion for Homeownership Counseling. The class teaches future homeowners the ins and outs of purchasing a home from beginning with choosing your home, buy sell agreements, mortgages, etc. all the way through closing.
  • Save at least $2500 towards closing costs and the down payment.
